Question 1

When should we speak with a contractor?

Accepted Answer

Before drawings are too far advanced. Early construction input helps test the scope against the property, budget and likely permit path while meaningful choices are still available.

Question 2

How much should we plan to invest?

Accepted Answer

Budgets vary by type and complexity. Full interior remodels commonly range from $350–$600 per sq. ft. Approximately $200,000–$350,000 may be required for a single-level rear extension, $400,000–$650,000 for many full second-storey additions, and $550,000–$950,000+ for combined or complex renovations or additions. These are early planning ranges, not quotes; zoning, structure, existing conditions, interior reconfiguration and finish level can move the total.

Question 3

How long does a major Toronto renovation or addition take?

Accepted Answer

Plan for roughly 9–18 months from early feasibility through move-in. Allow about 0–6 months for design and permits and about 6–10 months for construction, depending on complexity and whether Committee of Adjustment approval is required.

Question 4

How do we avoid budget surprises?

Accepted Answer

Start with zoning and property feasibility before drawings advance, establish a realistic budget tied to your actual scope, resolve key selections early, and maintain clear, consistent communication with your contractor so costs, expectations and potential changes are understood throughout the project.

Question 5

Who will manage our project?

Accepted Answer

Cory remains directly involved from the first feasibility conversation through construction and completion, coordinating the budget, schedule and trades.

Question 6

Can you work with our architect or designer?

Accepted Answer

Yes. Y&CO Build can coordinate with the professionals you have already selected or help assemble the designers and engineers your project requires.
